How the check works

Tax rates are the adopted rates for the 2025 tax year from Travis County’s Truth in Taxation summary, per $100 of taxable value. Austin ISD had not adopted a 2026 rate when we read the table, so the check uses 2025 for every unit. The City of Austin’s adopted rate for 2026 is higher, 0.579948.

The check uses the sale price as the taxable value. In practice the appraisal district sets the value as of January 1, and a homestead is capped at a 10 percent increase a year after the first year, so your bill can differ. With the homestead box ticked it subtracts the $140,000 school exemption required by Tax Code Section 11.13(b), and with the 65 or older box the extra $60,000. Local percentage exemptions that some units add are not included.

Round Rock and Cedar Park lie partly in Williamson County, which publishes its own rates; the check only knows Travis County’s. Municipal utility districts and emergency services districts add their own rate on some addresses. Look up the property’s record with the appraisal district for the full list.

The title premium is the basic premium for an owner’s policy on the TDI schedule effective March 1, 2026: for $100,001 to $1,000,000, subtract $100,000, multiply by 0.00494 and add $780. When a loan policy is bought at the same time, TDI says it is issued at $100.

The down payment lines are a first screen only. The City of Austin program is for first-time buyers in the full purpose city limits, at or below 80% of median family income, with a price no higher than $440,000. TSAHC offers up to 5% assistance with its 30-year fixed loans and requires a credit score of 620. Both require homebuyer education.
